Building Approximately 42,000 gross SF, 2-story building.
Suite Sizes Suites are initially designed from 2143 SF up to 6,870 SF. Suites can be combined for larger office areas.
Modified Shell Space The suites are sold as an unfinished shell space. All common areas, hallways, stairways, lobby, restrooms and elevator and exterior features will be completed by seller and maintained by the association.
Heating/Cooling The common areas are heated and cooled by common system. Each suite will have their own HVAC system and the cost will be a part of the tenants upfit cost.
Upfit Costs This will include all improvements within a demised space including permits, architect, signage, and HVAC. Depending on plans and specifications this can run from $50+ psf for office to $90 + psf or more for medical/dental.
Common AreaAdd On Each suite has a common area add on factor of 15% for lobbies, hallways, and stairs.

Common Area Maintenance All common areas and exterior including parking lot & landscaping are maintained by an association of which each owner is a member. Dues of approximately $ 2.40 psf annually will cover building insurance, common area lighting, heating and cooling, exterior maintenance and janitorial service within your suite. This fee is subject to adjustment according to actual operating expenses. Association dues are billed quarterly.
Taxes, Utilities Property taxes are billed separately by Wake County and the City of Raleigh. An estimate of taxes is approximately $1.10 psf. Utilities are individually metered to each suite. You have complete control of your suite's electric, heating and cooling.
Availability Office space can usually be completed within 6 to 8 weeks of obtaining a permit which can take 45 to 60 days.
Lot Size/Parking The lot is 2.72 acres with approximately 186 parking spaces. This is over 5 spaces per thousand of usable SF.
